Sweetwater Village is located in Spring Valley on the southwest corner of Austin and Sweetwater Springs Boulevard. The property is approximately 15 miles southeast of downtown San Diego generally known as a portion of “East County”. The area has experienced extensive residential growth in the last five years with over 1,000 new homes built within one mile of the shopping center.
The shopping center consists of a collection of single story commercial structures. The center is anchored by a large Supermarket and offers a wide variety of commercial/retail space.

Various suites and free standing buildings offer dropped acoustical panel ceilings, vinyl or carpet floor covering, recesses fluorescent lighting and restrooms.
The structures were originally constructed in 1979/80. Construction is of wood frame and cinder block, brick and slumpstone walls on a concrete slab foundation. The roof cover is wood shake and built up composition, the store fronts are stucco, glass and aluminum mansard with wood siding on the permanent awnings.
The suites are cooled by a roof top electric air conditioning system and a gas heat system. Some units have fire protection sprinkler systems and security alarms.
